How to design a smart home
Step-by-step algorithm from idea to working documentation. What matters at each stage
What is a smart home and why design it
A smart home is not just "a light bulb on your phone". It is an engineering system where lighting, climate, curtains, security, and multimedia work by scenarios, automatically and predictably. Without a project, it is a collection of disparate devices that do not fit together.
Design accounts for 30% of the budget and 70% of the result. Mistakes at this stage cost 5–10 times more than fixes after commissioning. That is why every integrator starts with a project, not with installation.
Design stages
1. Site survey and terms of reference. What kind of object (house, apartment, office), what functionality is needed, what scenarios. The TOR documents the customer's expectations and the contractor's responsibility.
2. Concept. Overall system structure, choice of platform (KNX, Lutron, Crestron), location of panels, cable runs, equipment.
3. Working documentation. Panel schematics, cable logs, layout plans, specifications, BIM model (Revit). This is what the customer receives in paper and electronic form.
4. Approval. Documentation is checked for compliance with regulations (national electrical code, building codes, safety standards), undergoes normative control, and is approved by the customer. Only after this does installation begin.
What should be in a smart home project
Single-line diagrams of all panels (MDB, floor, apartment). Cable log with cable types, lengths, runs. Equipment layout plans tied to rooms. Specifications with part numbers and prices. Cost estimates by stage.
For a KNX system — an ETS project with bus topology, device addressing, scenarios. For Crestron — a program with touch panels and scenarios. For Lutron — a project in Lutron Designer.
Documentation should be so complete that any other engineer can perform the installation from it without further questions. This is the mark of a quality project.
What to pay attention to
A project without an estimate is not a project, it is a sketch. There must be a clear cost for equipment, labor and materials. A project without specifications is a wish, not documentation.
A BIM model (Revit) is mandatory for objects from 300 m² and for commercial objects. This is not marketing — it is a way to avoid collisions with related systems (ventilation, air conditioning, fire alarm).
The customer receives the full set of working documentation in electronic form (PDF, DWG, RVT). This is their right, and it is stipulated in the contract before the start of work.
