How much does a smart home cost in 2026

Real budgets for a smart home in Russia. Prices are approximate, depend on the region, project complexity and chosen equipment. Without the cost of renovation (finishing, furniture, appliances).

Basic level (from 1.5 million ₽ per 150-200 m²)

KNX system: light control (10-20 groups), blinds (5-10 blinds), climate (1-2 zones). Without complex scenarios, without AV integration.
What is included: design, KNX equipment (ABB or Schneider), panel, cable installation at the rough finishing stage, commissioning, simple ETS setup.
What is not included: designer panels (standard ones are installed), curtains with electric drives (only preparation), AV equipment, video surveillance.
Timeline: 2-4 months at the renovation stage.

Mid-level (from 3 million ₽ per 200-300 m²)

KNX + Lutron RA3 (or KNX without Lutron): light control (20-40 groups with dimming), blinds (10-20 blinds with electric drives), climate (3-5 zones), simple scenarios.
Additionally: video surveillance (4-8 cameras), ACS (1-2 access points), IP telephony (if office), Wi-Fi (mesh or 2-3 access points).
What is included: everything from basic + designer panels (SeeTouch or similar), blinds with drives, multiroom (Sonos 3-5 zones), possibly initial integration with AV.
Timeline: 3-5 months.

Premium (from 8-15 million ₽ per 300-500 m²)

KNX + Lutron HomeWorks QSX + Crestron (or Control4): full integration of all systems — light, blinds, climate, AV, security.
Additionally: home cinema (projector + AV processor + acoustics), multiroom (Hi-End, 6-10 zones), security system (ACS + video surveillance + fire alarm), solar panels with integration into the smart home, generator.
What is included: professional design with BIM model (Revit), full working documentation, certified engineers (KNX + Lutron + Crestron), 2-year warranty, annual service contract.
Timeline: 4-8 months, including the scenario programming stage.

Ultra-premium (from 20 million ₽ per 500+ m²)

Full integration with Crestron 4-Series, a dedicated server, redundancy of all critical systems, autonomous power supply.
Additionally: Hi-End home cinema with room acoustic treatment, multiroom 10+ zones with Hi-End acoustics (Bowers & Wilkins, Dynaudio), server room with NAS and backup power, annual 24/7 SLA.
Timeline: 6-12 months, sometimes in stages.

What the cost consists of

Equipment — 40-60% of the budget. Depends on brands and configuration.
Work — 30-40%. Design, installation, programming, commissioning.
Consumables — 5-10%. Cables, fasteners, consumables.
Service and support — optional, but recommended. Annual contract — 5-10% of the system cost.

What you can save on

Do not install the system for the whole house at once — start with key rooms (living room, bedroom, kitchen), add the rest later.
Use KNX-certified equipment of budget brands (MDT, Theben) instead of premium (Gira, Jung) — the price difference is 30-40%, the functionality is the same.
Blinds — controlled drives only for those that are really needed (not all 15 blinds in the house are controlled, you can leave 5 manual).
Wi-Fi — start with wired access points (Ubiquiti), without mesh. If you need to expand — add points.
Do not buy HomeWorks QSX if RA3 is enough — the price difference is 2-3 times.

What you should not save on

Electrical — a poor power part will kill any smart equipment. The MDB must be of high quality.
Wi-Fi — a cheap router with a large number of devices will work poorly. Ubiquiti or Aruba is not the item to save on.
KNX cable — a cheap unshielded twisted pair will cause bus stability problems. Use a certified KNX cable.
Programming — a bad KNX/Lutron/Crestron programmer will make a system that works every other time. A certified engineer is not a luxury.
